PRE-WARRANTY EXPIRATION INSPECTION

Home owners who receive a 12-month home warranty should contact me to inspect or re-inspect your home 1 or 2 months before your warranty expires. In most cases I can point out concerns that may be covered under the original builders warranty. These concerns may be repaired for you at little or no cost.

For a complete list of what is inspected, please read Buyer's Inspection.

3-PHASE NEW CONSTRUCTION

Beginning September 1, 2008, the Texas Residential Construction Commission notified all home builders and remodelers about the House Bill 1038 passed by the 2007 Texas Legislature. This bill created the County Inspection Program. It states that all home builders and remodelers who work in unincorporated areas or areas that do not offer municipal inspections must have their projects inspected 3 times during construction. This will ensure that these houses will be constructed to the same top standards as houses built within city limits.

For more information about the County Inspection Program, go to www.texasrcc.org.

Phase I: Foundation pre-pour inspection

Phase II: Rough-In inspection

Phase III: Final inspection
